SOFIA BELLEVUE

Sofia Bellevue is located in a 1.7-hectare development project in Capitol Hills Quezon City; which is also surrounded by prime property projects such as The Capitol Hills Golf and Country Club and Ayala Heights.

Even if its concept and location market is in an upscale location, Uy said Sofia Bellevue is still affordable and a good buy. "At a launch price of P41, 000 per square meter, Sofia Bellevue is very competitive to other development projects which are priced from P55, 000 to P65, 000 per square meter.





"We are still maintaining our value for money approach. This makes our company competitive even in these challenging times," said Uy.


This would be a good investment for people who want to locate in a relaxed atmosphere within the confines of the bustling metropolis. For parents who want to send their children to schools near the areas, investing in Sofia Bellevue will be a good move.


First, their children can live in a condominium unit which is definitely better than a dormitory or a boarding house. “We provide the security and there are also facilities for recreation, physical activities and socializing,” said Uy.


Sofia Bellevue is more or less a five-minute drive from Ateneo de Manila University, Miriam College and the University of the Philippines.

According to PHINMA Properties assistant vice president for marketing and design Grant Orbeta, Sofia Bellevue would be a little bit different as compared to the other walk-ups. This time, Orbeta said Sofia Bellevue will have mid rise condos with elevators which has several advantages than high rise developments 1. Privacy, low occupancy ratio per building 2. Buildings are up to 7 floors only with airy hallways which gives you a sense of a more breathable, more homey space compared to typical high rise buildings which give you a feeling of living in a contained environment and 3. Low rise low maintenance low

monthly dues.


Targeted for the mid-market, Orbeta said Sofia Bellevue is ideal for the young professional and early nesters who are starting to build a family.


Being located in a prime real estate area, PHINMA Properties decided to give their mid rise segment a new look to suit the ambiance of the p

lace.


The units will have painted walls and ceiling, vinyl floor tiles, modular kitchen, tiled toilet and bath (1.20m on walls), aluminum windows and drying cubicles.


Sofia Bellevue offers three-unit sizes- 21, 36 and 40 square meters. The21-square meter unit will cater mostly to students of nearby schools.


At this point, Orbeta said several parents have already expressed interest to get one unit for their children who will enroll in the said schools.


The 36 and 40-square meter units are suited for the typical condominium market ranging from the young professionals to the active retirees as well.


Prices of the 36-square meter unit will have a range from P1.43 to 1.52 million. Meanwhile, the 40-square meter unit will be priced from P1.64 million to P1.76 million.


For buyers who want to expand, PHINMA Properties will allow buyers to buy an additional unit to make their original unit bigger.

Medina, the first building together with the clubhouse and pool will be completed in 2009. The entire project will be fully completed by 2011.
